JOB SCOPE

Reports to the PD & CEO. Plan, coordinate, direct and supervise personnel, contractors, subcontractors, and vendors engaged on the Project ensuring that they complete the works on time, on budget, and within the design requirements and quality specified.  Assists in the organizing, planning and scheduling of the works staying within budget and to the quality specified.  Protect and promote the interest of the Company in all matters.

SPECIFIC RESPONSIBILITIES & ACCOUNTABILITIES

          Project Development and Execution

  • Develop and/or maintain a detailed Project Construction Schedule for multiple contractors and/or projects.
  • Review the Scopes of Works provided by engineering for completeness and conformance with site/ construction schedule requirements.
  • Assist contracts in developing general and special conditions.
  • Receive, review and approve contractors’ site logistic plans.Monitor and control subsequent use of site by all contractors.
  • Review and comment on Method Statements received from the contractors.
  • Assist the Safety Officer in enforcing the Project Safety Plan.
  • Review contractors’ quality proposals for compliance with the Project Quality Plan and monitor the contractors’ performance against their proposals.
  • Monitor Contractor’s progress with the schedule requirements.Advise the PD & CEO of any problem or potential delays and advise the corrective actions to be taken.
  • Verify contractors monthly work in progress figures on applications for payment and certify the progress payment certificate.
  • Assist as required in technical analysis of construction contract claims.
  • Assist the PD in developing indicative site logistics plan to incorporate into tender packages
  • Resolve field conflicts and problems.
  • Conducting the site meetings, dealing with Contractor(s) work progress, schedule reviews, and construction coordination.
  • Will have responsibility to deliver a successful project to the client.
  • Report on and update job progress on weekly database trackers
  • Other projects and duties as assigned.
    
          People Development
  • Ensure that the relationships with all internal departments, suppliers, agents and contractors are maintained and improved.
  • Promote team works among subordinates and fellows staff.
  • Participate in the employment and appraisal assessment of staff under his charge

JOB PROFILE

          Knowledge, Skills and Competency  Requirements:

  • BSc Engineering degree or equivalent construction management experience. A post graduate degree in construction management is a plus.
  • Minimum 10 years of building construction experience required.
  • Strong computer skills and a familiarity with Microsoft office suite of programs.
  • Strong management, leadership and interpersonal skills with the ability to communicate well both verbally and in writing.
  • Knowledge of estimating, construction costs, scheduling, purchasing, and engineering principals and techniques, of all general contract and subcontract documents, drawings and specifications.
  • Good experience in project development process with local procedures.
  • Work requires professional written and verbal communication and interpersonal skills. Ability to motivate teams to produce quality materials within tight timeframes and simultaneously manage several   projects.
  • Ability to conduct & hold group meetings.
  • Work requires willingness to work a flexible schedules.

JOB SCOPE

The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the property, directing and planning towards a successful and efficient management.

 

SPECIFIC RESPONSIBILITIES & ACCOUNTABILITIES

  • Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
  • Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
  • Contracts with tenants by negotiating leases; collecting security deposit.
  • Sets up the tenant policy
  • Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.

Job Requirement

Requires a Bachelor’s degree in Engineering, Construction, Architecture or related field. An advanced degree in Business/Management/Finance/Construction Management or a related field is strongly preferred.

A minimum of 12 years of experience in the direct management of large, complex real estate projects with responsibility for site analysis, budget control, estimating, design and construction coordination, and project scheduling.

Experience with ground up new construction preferred.

Have successfully developed a huge number of Real Estate projects in Vietnam is advantage
